If you look closely, there's actually two doors over the wings, though one of them looks to be plugged. I think all A321neo with an ACF fuselage will have two overwing exits, though the operator can of course have one (or both) plugged if consistent with the configuration.

Wow indeed you are right, thanks mtrunz !! Nice surprise, also that's the 1st time we see an ACF with only one door over the wings.... If you look closely, there's actually two doors over the wings, though one of them looks to be plugged. Now the question is: who will receive the first LR? The other contender is TAP, wchi has their first LR as MSN 8593. My question will be: how you consider what is a true LR? For me the one for Turkish Airlines is "more" LR than this one since the configuration of doors is only doors 1 and 4 are activated and 2 over the wings, against this one from Arkia, which has door 3 activated, meaning that the one for Turkish has less people seated than Arkia. Will Airbus only consider A321neoLR only those ones with 3 ACT?

Its mostly the extra tank and the 97 tonnes MTOW that make it LR, everything else is whatever config the customer prefers.

Passenger count doesn't say it all but can be a clue. The LR is an ACF (airbus cabin flex ) with 3 ACT (additional center tanks), so, with weight restrictions (passengers / cargo), for example the TAP LR's will have 168 seats (18 + 42 + 108)
The reality is that we have some A321neos flying with 2 ACT (either ACF or non-ACF) and the difference of 2 vs. 3 ACT is not that huge. What is the configuration/passenger seats of the Turkish a321 neos?

Airbus claims that LR is customizable, meaning that customers are able to "upgrade" to LR from A321neoCAF with a very short lead time before delivery.
