It all depends on the lease company.
Some lease out to their own specs, some do so to the airlines'. For example (and there are many more) Emirates 777's ordered by GECAS are delivered as 777-36N. Ordered by AerCap (ILFC) they are 777-31H. On the other hand, many AerCap (ILFC) 737's are/were delivered as 737-7Q8/-8Q8.
6N being GECAS' Boeing customer number, 1H is Emirates and Q8 was/is ILFC/AerCap.

Do lease corps take delivery of the aircraft configured according to the airline's requirements Yes, in the case of a new aircraft. Airlines want to have a consistent product throughout their fleet (whether owned or leased), so the lessee gets to chose all equipment, and the lease price is adjusted accordingly. The situation is different in the case of a used aircraft. Either the lessee takes it 'as is', which is the cheapest solution, or the lessor and the lessee agree on whatever re-work has to be done, before pricing the lease.

Not so. For example: Vietnam Airlines A350's will have 2 - 4 - 2 seating. However, the first four (leased) aircraft will be 3 - 3 - 3.

The lessee (= the operator) usually makes all decisions regarding new aircraft interiors, so that passengers cannot tell from the interiors alone whether an aircraft is owned or leased.
Yet, when a lessee selects an unusual configuration, lessors sometimes demand hefty financial guarantees to cover the cost of rework in case of an early lease termination. This is a cautious move as evidenced by Intrepid Aviation's ex-Skymark 7-abreast A330s. So, the additional financial cost may be the reason VN's leased A350s will not have a 8-abreast configuration.
